May Numbers are in and They Are Good!

We just got the reports in from Telluride Consulting for the county-wide sales numbers and volume for the month of May. In terms of dollar volume, we’re up 165% over May of 2009, and in terms of the count of transactions we’re up by 155% for the same time period. Year-to-date, dollar volume is up 122%, and count of sales is up 59%. The most active category is Mountain Village single-family homes.

We typically think about our summer season getting kicked off with the Bluegrass Festival, which ended yesterday. However, this off-season proved to be particularly busy. You are able to buy real estate at unprecedented prices; in some cases you are paying what real estate cost a decade ago. I think this is profound, because there is a very finite amount of real estate that can be built, either in the historic Town of Telluride or in Mountain Village. Of course, the town is in a box canyon, surrounded by Forest Service land, and Mountain Village also has a finite amount of land and a limited amount of zoning. It’s also surrounded by National Forest.

Next weekend will be the Food & Wine Festival. This year’s lineup will include some of the top chefs from around the nation, and wines from around the world. This would be a great festival to drop in on for a long weekend. I hope you will visit this summer! When Mary and I recently returned from a trip, and turned into the main entry to Mountain Village, the extraordinary green foliage and the mountain backdrop reminded us how lucky we are to be able to spend our summers here in Telluride.
